Asphalt shingle is what most of this coast was re-roofed with after 2004, which means a very large number of shingle roofs here started their service lives inside the same eighteen months.

Judging a roof by how it looks from the driveway

Shingle gives up gradually and it does it out of sight. Granule loss, mat embrittlement and fastener backing-out happen slowly and none of them are visible from the ground. A roof that looks acceptable from the street can be at the point where the shingles will not seal down again once they are lifted, and a roof that looks tired can have several sound seasons left. The only way to tell the difference is to get on it, and a quote that did not involve anyone getting on it is a guess with a price attached.

What we look at on a shingle roof of this age

  • Granule loss, and whether it is uniform or concentrated at slopes.
  • Whether the mat has gone brittle and will crack when lifted.
  • Fastener condition, and any nails that have backed out.
  • How the shingles are sealing at the perimeter courses.
  • Every penetration, and the flashing at every wall and valley.

Why the cohort matters commercially, not just technically

A synchronized regional replacement wave affects supply and it affects who is standing in your driveway. Demand rising across three counties at once draws companies in from outside the area, and some of them are here for the wave rather than for the long term.

It also means "several neighbors have just replaced theirs" is a genuine signal about the age of your own roof rather than a coincidence or a sales line. Houses on the same street were very often re-roofed in the same month by the same program.

Common questions

How long does a shingle roof last here?
Less than the manufacturer figure, generally, because sun, heat and salt air are all working on it. Rather than quote you a number, we would rather look at yours and tell you what we found, because two roofs of the same age on the same street can be in genuinely different condition.
Can a 2005 roof be repaired rather than replaced?
Sometimes, and it depends mostly on whether the shingles will seal down again after being lifted. On a brittle mat they will not, and a repair then creates a new weak point rather than fixing an old one. That is a hands-on assessment, not a guess from age.
Should I replace before it leaks?
If the assessment says the roof is genuinely near the end, yes, because a planned replacement is cheaper and calmer than one that follows interior damage. If the assessment says otherwise, no, and we will tell you that.
