Frances and Jeanne put most of this coast under new roofs across 2005 and 2006. Those roofs did not age independently, and they are not going to finish independently either.

Reading a street of new roofs as a coincidence
When several houses on a street replace within a year of each other, the natural assumption is that a contractor has been working the neighborhood. Very often the real explanation is that those roofs went on within weeks of each other twenty years ago, under the same repair wave, using the same materials. The pattern is not a sales campaign. It is an installation date showing up again two decades later, and your own roof is probably in it.
What a synchronized cohort actually does
- Demand rises across three counties at roughly the same time.
- Lead times stretch and scheduling gets harder to hold.
- Companies arrive from outside the region to work the wave.
- Neighbors replacing becomes a real signal about your own roof.
- Booking ahead is worth more than it normally would be.
Why the wave was so tightly clustered
Two hurricanes came ashore at almost the same point on this coast three weeks apart in September 2004. Buildings damaged by the first were frequently still open or partly repaired when the second arrived, which turned what might have been a spread-out repair program into a single urgent one.
The result was a very large volume of roofing work compressed into a short period across Martin, St. Lucie and Indian River. Two decades of ordinary service life later, that compression is showing up again as a replacement wave.

Being in the cohort is a reason to have the roof looked at, not a reason to replace it. Two roofs installed the same month can be in genuinely different condition twenty years later depending on slope, exposure, shade and how well they were installed in the first place. The date tells you when to look. It does not tell you the answer.

We are not going to tell you your roof is finished because of the year it was installed. That is the argument every company working this wave will make to you, and it is right often enough to be persuasive and wrong often enough to be worth checking.

Common questions
- My roof is from 2005. Does it need replacing?
- It needs looking at. Age puts it in the range where that is a sensible thing to do, and it does not settle the question. Condition varies substantially between roofs installed in the same month on the same street.
- Several neighbors have just replaced theirs. Is that meaningful?
- On this coast, genuinely yes, and more than it would be elsewhere. Houses in the same area were very often re-roofed within weeks of each other under the same repair wave.
- Will prices be worse because everyone is replacing?
- Demand rising across a region tends to stretch lead times and tighten scheduling. It is a reason to plan ahead rather than to panic, and it is a reason to be careful about who has suddenly appeared locally.
