Working Out Whether Your Roof Is in the Wave
Most of this coast was re-roofed across 2005 and 2006. If yours was, it is at the age where it deserves looking at — which is not the same as saying it needs replacing.
Tell us the age of the roof and whether anything is actually leaking. Those two answers decide what conversation we are having.
Establish the real date first
Estimates are unreliable and the actual date is usually findable.
- The county building department holds the permit record for the address.
- A closing package from a purchase after 2006 often names the roof age.
- Previous owners and long-standing neighbors frequently remember.
- An inspection report from a past sale may state it directly.
Then have it looked at, not judged
Age puts a roof in the range where an inspection is sensible. It does not settle the question, and two roofs installed the same month on the same street can be in genuinely different condition two decades later.
Slope, exposure, shade and the quality of the original installation all pull the answer around. Somebody has to get on the roof.
Be careful about who is suddenly local
A regional replacement wave draws companies in from outside the area. Many are perfectly good. Some are here for the wave and not for the warranty, and both look the same in your driveway.
Get the license details and verify them with the state yourself. Do it on every quote, including ours.
