Frances and Jeanne put most of this coast under new roofs across 2005 and 2006. Those roofs did not age separately. They are reaching the end of their service lives at roughly the same time, which is why your neighbor just did theirs and why quotes and lead times behave the way they do right now.
We will tell you when your roof does not need replacing
A great many people on this coast are being told to replace a roof that is not leaking, because a carrier wrote about its age. Sometimes that is genuinely the right call. Sometimes the roof has years left and a repair, a report and a conversation with the agent is the cheaper answer. We would rather write you the report.
Roofs fail at the edges, not in the middle
Uplift starts at perimeters and corners, and water gets in at penetrations and flashings. A quote priced by the square with nothing said about edge detail, fastening at the perimeter or what happens around every pipe and vent has priced the easy part of the roof.

You get an inspection, photographs of what we actually found, and a written scope before anyone talks about a number. The people who look at the roof are the people who work on it, which on a coast full of crews passing through is less common than it should be.

FAQ
Common questions
- My roof is from 2005. Does it need replacing?
- It needs looking at. Age puts it in the range where an inspection is sensible and it does not settle the question — condition varies substantially between roofs installed in the same month on the same street.
- My insurer raised roof age but I have no leak. What now?
- Get it inspected and photographed so you are having that conversation with facts rather than a proxy. Sometimes a condition report changes the outcome and sometimes it does not, and either way you know what you own. We do not negotiate with carriers.
- Why do two roof quotes differ so much?
- Usually deck re-nailing, the underlayment actually specified, whether a secondary water barrier is included, and the deck replacement allowance. Ask both contractors those four questions and the gap tends to explain itself.
- Are you local?
- No. We are Fort Lauderdale based and work this coast in scheduled blocks. Romco Builders is a licensed Florida general contractor; roofing work is performed under the appropriate trade certification. Ask us for the license details and verify them with the state.
