Questions we are asked most
- My roof is from the 2005 rebuild. Is it done?
- It is at the age where it should be inspected, and that is as far as age can take you. Two roofs installed the same month on the same street can be in very different condition depending on slope, exposure, shade and how well they went on originally.
- My insurer wrote about roof age and I have no leak. What should I do?
- Get it inspected and photographed first, so the conversation with your agent is based on the roof rather than on a proxy for it. Age correlates well across thousands of properties and describes any individual roof poorly.
- Do you deal with the insurance company?
- No. We do not negotiate with carriers and we make no promises about cover or premium. We inspect, photograph and report, and you and your agent take it from there.
- Do you do wind mitigation inspections?
- No. That is a separate inspection by a qualified inspector, and it is better done by someone who is not hoping to sell you a roof. A wind mitigation report records construction features; it does not grade the condition of your roof.
- Why do two quotes differ so much?
- Deck re-nailing, the underlayment specified by name, whether a secondary water barrier is included, and the deck replacement allowance. Ask both contractors those four and the gap usually explains itself.
- My tiles look perfect but the ceiling is staining. How?
- Tile is a rain screen and is expected to let some water past. The underlayment beneath it is the waterproofing, and it ages far faster than the tile. That is the normal pattern rather than a puzzle.
- Can you tell me how long my roof has left?
- Not to the year, and be careful of anyone who says they can. What we give you is a photographed condition report saying what we found and what we think it means.
- How do I check a roofing contractor?
- Get the license details and verify them with the state yourself rather than accepting a document. On a coast where a replacement wave has drawn in a lot of unfamiliar companies, do it on every quote, including ours.
