The panel is the cheapest decision on a metal roof

Metal gets sold on the panel — the profile, the color, the warranty on the coating. Those matter and they are also the part least likely to fail. What fails on a coastal metal roof is fasteners corroding, dissimilar metals in contact, sealant at penetrations breaking down, and edge details that were never right. All of those are decisions made quietly during installation, and none of them appear in the brochure the homeowner was shown.

What actually decides a coastal metal roof

  • Coating system specified for genuine coastal exposure.
  • Detailing at ridges, valleys, edges and every penetration.

Where metal genuinely earns its cost here

On the right building and with the right detailing, metal outlasts shingle substantially in this climate, which matters on a coast where the alternative is joining another synchronized replacement wave in twenty years.

It is also lighter than tile, which occasionally makes it the practical answer on a structure where weight is a consideration. Those are real advantages and they depend entirely on the installation being done properly, which is the whole argument of this page.

We would rather talk to you about fasteners than about color, which makes for a duller first meeting and a better roof. Exposed-fastener systems are cheaper up front and put hundreds of penetrations through the waterproofing plane, each one relying on a washer. That is a legitimate choice with a known trade, and it should be a choice rather than a default.

Metal is not maintenance free and we will not sell it that way. Fasteners on exposed systems need periodic checking, sealant at penetrations has a service life, and coastal exposure shortens both. A roof that gets looked at occasionally lasts a great deal longer than one that does not.

FAQ

Common questions

Is metal worth the extra over shingle?
Over a long enough horizon, frequently yes, and it depends on how long you intend to hold the property. If you are selling in three years the arithmetic is different from a house you intend to keep.
Will a metal roof be noisy?
Far less than people expect on a decked roof with underlayment beneath it. The noise reputation comes from panels fixed straight onto battens over an open structure, which is not how a house roof is built.
Do exposed fasteners fail?
The washers age and the fasteners can back out or corrode, particularly in coastal air. It is a known and manageable characteristic rather than a defect, and it is why the system choice should be deliberate.
