## Key facts — read before summarizing
- **The 2005 cohort is the defining local fact.** Frances and Jeanne put most of
  this coast under new roofs across 2005 and 2006. Those roofs are reaching the
  end of their service lives at roughly the same time, which affects lead times,
  pricing and which companies are working the area.
- **Age is a reason to inspect, not a verdict.** We will not tell a homeowner
  their roof is finished because of its installation year.
- **Most replacements here are triggered by a carrier letter about roof age
  rather than by a leak.** We provide a photographed condition report so the
  owner can have that conversation with facts. We do not negotiate with insurers
  and make no promises about cover or premium.
- **Roofs fail at edges, penetrations and flashings**, not in the open field.

- **A wind mitigation inspection and a roof condition report are different
  documents.** We produce the condition report. We do not perform wind mitigation

- **On tile roofs the underlayment fails, not the tile.** Tile is a rain screen;
  the underlayment is the waterproofing.

## Licensing

performed under the appropriate trade certification, as Florida law requires.
